  2. Its gotta be about 10 to 15ft above the normal river levels i think.
BBC news said Keswick has had the river at unprecedented levels.

Cockermouth flood defences are gonna get breached at about 7pm they reckon.
Last time that happened it ended up like this. Jennings brewery is at bottom of piccy just left of the castle.

I have every sympathy but you do need to do your homework before you buy a house, precedent or not.
My first house was a renovation and needed replastering on the ground floor. When we hacked the old plaster off there was a tide mark on the bricks about waist height from the "great floods of 1953". It was 40 years later and the flood defenses had been fixed but... We sold it to trade up but you can bet I looked 50-100ft higher next next time and no way would I buy a house near river now, pretty as it was.

I live down the road from Datchet and when that got flooded it really hit home how bad it must be for people. Your home under water :(

  18. [Same story with Brisbane flooded after Cyclone Wanda in Jan 74.People forget or dont check...huge flood again in Jan 2011.I live about 400m from the beach which according to council maps is in a zone which will not flood if a cyclone hits at high tide.People will still happily buy houses in the red zone because it may never happenQUOTE="zed, post: 1043879, member: 73"]I have every sympathy but you do need to do your homework before you buy a house, precedent or not.
