Advice needed: Moving house....

  1. De clutter and all that stuff, sold our house in 2014 after 4 days going on the market:cool: the best tip if you can do it is to find a house that you want to buy and get the same estate agent to sell yours, they seem to work harder :thumbsup:

  2. We bought our place from a young and extremely fruity girl who had several pictures on the walls of herself in a bikini in various exotic locations.
    I went back with builder mates a couple of times to look at stuff and we had a good old perv at them while the agent was in the other room:)
     
  3. When they come round, be sure you're wearing a traditional Welsh dress with a lace bonnet. Go to the cellar door and shout down "Mother, mother, they're visitors from the Government!"

    This will demonstrate that you appreciate both other cultures and the elderly. Should impress any potential buyers.
     
  4. You might want to take the poster of Che Guevara off the bedroom wall as well. Or not. Depends who's buying.
     
  5. We de cluttered. When we had a viewing we went out with the doggies and a friend showed them round. Fingers crossed the sale is progressing nicely :thumbsup:

    If you do the viewings yourself show them the best room last, then let them have wander round on their own but get them back to the best bit again before they go.

    My neighbour lets his house out.
    When he first started, if I didn't like the look / sound of the potential tenants, I used to sit out in the back garden rocking backwards and forwards and pretending I had Tourette's....

  9. A nice fruit bowl with some plastic fruit. A copy of good housekeeping on the coffee table. Flowers in the toilet and put a family portrait above the fire place. ;)
     
  10. Let the estate agent do everything, that's what you pay them for. All you can do is make sure your home is clean and tidy and no clutter anywhere. Don't be there when the viewings are done. Agents these days like open house days where they bring the buyers together for a mass viewing. It seems to work.

    You could spend a lot of money fitting new kitchen and bathroom and decorate every room and new carpets and curtains and that is what a lot of buyers want, all done, no work for them. But it takes time and money and may get more interested buyers but may not get a higher selling price.

    Or you could just sell it as it is and let the buyer put their own mark on it.

    Kerb appeal seems to help a sale, so tidy up the front and garden, that's what people see first.

    A lot of people drive past to have a look at the house and where it is before deciding to view. If it doesn't look cared for, they will assume the house is also not cared for.

    Agents want an easy and quick sale and will choose their preferred buyers as ones who have the money or already sold or have the mortgage.

    Above all, chill out and what will be will be.
     
  11. I can't offer any advice other than tidy up. I'm about to move from a rented house to our own place. I think on neighbour is going to go through a roller coaster of emotions... Guilt that he may be the reason that we are moving, joy that we are moving, intrigue as to who the new people will be and finally misery at the realisation that I really sold the place to a bloke who has a drift car and only gets to work on it at the weekends. :)
