Reroofing a house ...

  1. Try and see if the local council do re-roofing assistance grants, they used to, where the roof was original you might some help, worth a try?

    If you have bad nail rot then no real other option.

    Beware replacing slates with tiles , tiles weigh a lot more than slates and the roof may need strengthening to take the extra weight, it will need to be done and check if it is, I have seen the top courses of bricks from the wall head below the eaves on a non-strengthened roof on the pavement below, not where they belong !

    Slate is longer lasting and looks better, better in windy locations as tighter.

    Well ~I must say all the advice giving is top notch even the quote Poptop gave is very good I know all this as I've been climbing over and digging under house for over 20years.

    I also have a terrace with no felt and I should reroof but its only a renter >:D

  5. Thanks everyone for all your help and insights, greatly appreciated.

    The plan is to use completely new slates so that it looks pretty and nice. Any that can be sold will be and that has been factored into the quote in the first place. It is a slate roof that would come off and a slate roof that would go back on again so all should be fine from that perspective.

    I need to speak to the council anyway to find out if we fall into the conservation zone or not as while we are at it we are thinking of getting a dormer window or velux window(s) put into the front of the roof (there is a dormer window at the rear, but this would give more light into the attic room as a whole) so need to check out where I stand on that ... and then get a revised quote or two. So whilst I am talking to them I will see if they do any grants at all.

    Going to speak to the insurance company tomorrow to see what they would cover (if anything), I would have thought they would contribute to the replastering work from the leak if nothing else ... we shall see ... if I don't ask them we won't get anything so I have nothing to lose!

    In the meantime if you can all ask the weather to stop raining that would be greatly appreciated :D

  8. They reroofed the single story extension to the rear of the house last year (standard issue downstairs bathroom as found in most Victorian Terrace houses) and did some repair work on the roof so he knows how bad they are :(

  10. My roof never leaked until we had the massive snow fall a couple of years ago. The insurers just said it was leaking due to age as the tiles were blown and not water tight. I got a roofer to take a look and he said to replace all the felt and battens and half the tiles, another roofer aid it's the valley leaking and it needs refelting. I have had quotes from £3k - £10k so I still have a bucket in the attic
