Reroofing a house ...

  1. ... OK, so at 110 years old our house really needs a new roof as everytime there is heavy rain it leaks!! We had some more repair work done last month, but really that was a case of a sticky plaster to mend a broken leg and we need to just get on and get it replaced.

    Does anyone have any idea how much this ought to cost (ball park figures) - we are a Victorian Terrace house with a slate roof. We will need the full felt, batons replacing, new slates and obviously some scaffolding putting up.

  3. You really need to give a roof sqm size as the slate costs could vary a lot because of this, along with if a specific slate needs to be used.

    Couple of questions , are you using slates or modern fibre cement slate tiles , when you say re roof do you mean just the felt lathes , slates and ridgers or complete new roof including trusses , soffits etc ?.

    Ball park figure for a relathe , felt , cem fib slate and ridgers and i am guessing its 60m2 should be £4000 ish , shop around and tell each roofer someone down the road is cheaper ;),

    if theres a lot of lead flashing alllow extra :)

It is the complete works: new felt (there isn't any!), new batons, all new slates (quote I have states new Spanish slates, which having looked on google are a natural slate), new ridge tiles, flashing around chimney, scaffolding, skip etc. The plan is to get it set for another 100 years ... admittedly I won't be living here by then, but we would rather do it properly.

    Size of roof ... I have no idea where the manly tapemeasure is so can't work it out at the moment. But poptop2's 60m2 feels about right.

    Over the years we have used several different roofing companies to do repair work so I have a selection to choose from, but there again, there is are reasons I don't want to reuse a couple of them!!! The quote I have is from the guy who re roofed the single story bathroom extension last year and did a fantastic job so I am happy with the quality of his work ... just seemed a lot of cash.

    Poptop2 - would your £4k-ish be before VAT? If so, that makes his quote about right.

    Why does it need new slate? Who told you in needed the slates replacing? 110 years is not old for slate - I can see how the weight of it might in time damage the underlying structure but why replace the slate?

  17. Resale value of anything salvageable is built into the quote and very clearly stated as well. So I am happy on that front.
     
  18. going off my old house i got my roof done for free all i paid for were tiles the resale of the slate paid for the roof my roofer still made a heep of the slate that was a 1890's terrace alote better that this pile of pooh i live in now (new biuld) find out what the going rate for slate is then start negotiations

    I have used Spanish slate (del carmen)and the nice graded ones were £1200 per thousand, assuming your guy can get a similar price then Poptop is about spot on with £4000 + VAT. I would say this should include scaffolding and skips and expect the guy to skip your old slates! Get more quotes even if you do like the guy that did your other work, he will quote a bit high because of your previous dealings with him.

    Be warned that landfill tax went up from about £2.50 a tonne to £64 a tonne in the last couple of days! Cheap skips are a thing of the past.
