We've been lucky, moved a lot but only bought 4 houses, all off dead people, or at least their families, not deliberately just coincidence. The three we sold we're all to people who had already sold theirs so never been in a chain in either direction!
We did have 54 viewings on one house eventually took it off the market then sold it first time a year later, even had two people trying to outbid each other on it, strange!

  2. I had a guy accused me of being racist because I wouldn't sell the house for 10k less than the asking price.and it took an hour to get rid of him

Nearly works like that, only I can never quite afford to stay in the one I'm in whilst building the next on. We have to rent for 6-12 months while I build the house, it takes a lot longer when you do it in your spare time! This next one we may keep, I was happy with our first house, it's the other half with all the ambition!

I had an Asian girl accuse me of being racist for selling my house to someone else.
Once she'd stopped her rant, I explained the cheque she'd written for her searches had bounced, and gave her 30 seconds to get her car off my drive.
Her: "Is it because I is black?"
Me: "No, it's because you're an idiot"

Anyone on this thread fancy a move to Cambridgeshire, well you are the correct audience and you can't blame me for asking. ;)

We are trying to sell a house that we rent out. At least the agents show people round but why don't they ever feed back from potential buyers? It's not that complicated :(

  10. Its a funny world and I think people recon that they are doing you a favour buying your house due to the current market but as much as we want to move, i am not giving my house away for £20!!

What ever happend to good old fashioned common sense buyers who have a teeny bit of imagination, consideration for others and realistic market values?

I hate selling my modern cars privately these days for the same reason, too many test pilots and time wasters, rather take the hit at a stealers and part ex.

  13. I'm looking to move but I haven't put mine on the market and that's because I 'sold' it once before and then lost the one I was buying couldn't find another that fitted the bill. Felt really bad letting the other people down. I know mine will sell fairly easily so don't be too hard on those who haven't sold yet.
Also have been convinced by estate agents that they've got what I'm looking for and when you get there you can see it won't but you can't demoralise the owners by not even going in.

  14. Only advice I can give if anyone is thinking of selling and they are serious a out it, put it on the market now, it takes about 6- 12 months on average. Yes a lot of timewasters but it only needs 1 to buy it?

I think if a house is going to sell it'll sell quickly. That's what happens round here anyway.
The trouble is usually with the sellers: they expect everyone else's house to have dropped in value but won't drop their own asking price!

  16. We've recently moved house and I have a work involvement in 'property' so know the issues.

If you are paying an agent make them work for you, I got the agent to do all the viewings ... if he is showing time wasters round then dare I say he wasting his time as well so hopefully that will sharpen his mind.

I also made sure I got feedback from every viewing, its a two way thing gives you a chance to remedy things before the next viewer (of course you wont be able to build a bigger kitchen but might just be a matter of clutter etc) ... if they cant be bothered seek another agent.

  17. I dont think that is so clear cut anymore? I agree with you though, I put mine on at a 'realistic price' but have still dropped it by £35k to get interest and people through the door, bottom line now is just price. Yes location is still king but I know houses that have not sold as the sellers are being greedy and want every penny!
I have lost a vast chunk of my original equity, but I dont care we need to move and hopefully will get it back on the next one?

  18. Yes - still unfortunately - viewings are picking up though so fingers crossed the right person walks through the door soon!

  19. Wrong time of year to put on and a rubbish estate agent at first.

Everyone who comes around thinks it is great but no biters yet.

Fingers crossed. Assuming you're trading up it's possibly a good time to take a hit and go for it. What you loose you gain quicker on a more expensive place if the market picks up?
It's all cobblers in the end. Our house has technically lost approaching £100K but it was never really worth the top of the market figure. As I'm not buying another house I'm just going to have to take the hit. If I was it wouldn't matter at all.
