    It will be worth asking about any probate my parents move just took 8 months because the the gov probate office was behind and that was with no problems

    No upwards chain and we’re renting
    So hopefully they will take a lower offer for a quick sale
    Especially as they will be paying council tax on an empty property and with interest rates on the rise the property market is slowing.

  3. The estate agent said the house has been
    Empty since the beginning of the year as they couldn’t put it on the market until probate was completed

  4. True. They can't sell it on the executor's behalf until probate's been granted.
     
  5. I’ll be offering 15k below to start with whilst making a point that we’re not in a chain
    I think offering 20k below might just be too much as a starting offer?

  6. Would it be worth sending Big Barry round? He could make them an offer they can't refuse.

    Seriously, if the house has been around unsold that long, you might get lucky. They'll just want shot of it.

    Always worth a punt Para. I offered 22K below the asking price on the property we've just bought, but ended up meeting the sellers half way and getting about 10K below.
    Completing next week; just over 3 months after putting our offer in. :chewie:
     
  10. Be cheeky offer what you want, we saw a chateau and the estate agent dropped a 100k in the space of 10 minutes...

    Probates here the kids just want rid...

    Make sure they know that you have the money ready and want a quick sale. If it's been empty for so long they might want to get rid and finalise all the deceased estate. Also get them to take it off the market if they are happy with your offer.

  17. Certainly sounds worth putting a cheeky offer in if you decide to go for it Para, you have nothing to lose and even after a bit of haggling you could end up saving a hefty chunk.

  18. Also work out if you can still afford it if the interest rate goes up to maybe 7 or 8 % Who knows what will happen

    True, until probate has been granted ( or letters of administration) completion cannot take place as there is no title to sell. The property can however be put on the market. If it’s been on the market for 2 months then probate should have been granted or very close.
