It's a funny time. We listed my Mums bungalow just under 2 weeks ago. The estate agent valued it at £50k more than I expected. Had two offers, 1 for 10k under and 1 for full asking price. Can't believe it.
We’re going for a second viewing today and I’m going equipped as the estate agents measurements don’t add up in one of the rooms.
They always play CYA by saying all measurements are approximate, and all systems are untested. Image a car dealer doing that, I think it's got air con, not sure really, brakes? yeah, probably, not tested them though. To be honest mate were just selling it........don't get me started on estate agents
Well they say the smallest bedroom is 1.4m wide If I put a single bed in there that leaves a gap of 40 cm and no room for any furniture So if the measurement is correct then it’s no good to us.
The rooms are actually quite small being mid terrace I think the ones on the end of the rows are more spacious It didn’t stop the estate agent describing it as a spacious property though The master bedroom is apparently 3.75M x 3.1m
I've always lived in 3 bed properties with glorified box room as 3rd bedroom....but as long as a bed went in , we've managed.
Well the estate agent was miles out with the dimensions the box room was 2.4m wide so an extra meter wide. The house has a prepay electric meter the sort you have to put a numbered code in. does anyone know if you can still top that type up and how would you go about getting it removed and replaced with a normal meter?
My friends mother died last year,so he sold her bungalow for half a million. It isn’t particularly big,just has great countryside views. It’s not always about the bricks and mortar,it’s where they are…
Has you got it yet bud ? Best thing about ex council mid terrace is they’re usually prime for a loft conversion which is normally worth about ten per cent value increase if you’re looking to move on inside a half a decade, but a great increase in real usable space in the meantime. Maybe with an external lift, might be able to get the bus up in the loft to work on inside, how cool is that! Yup maybe forget about the bus in the loft, I just got carried away Ozziedog,,,,,,,,,loads better than renting
Offer refused It’s not surprising to be fair i offered 35k below asking price. I asked the estate agent if he could tell me what they were willing to accept He said there’s other interested parties with offers So I asked if he could tell me what the highest offer was and he said it’s a lot nearer the asking price than what I’d offered. Do estate agents lie about this sort of thing to bump offers up higher?
I did wonder if it was bull poo As surely if there had been a higher offer then they would have told me straight away when I put a low offer in Rather than leaving it all day to say they had refused it because there were higher offers. Any offer that has come in would have done so in the last week because when we first viewed the property I asked and there had been no offers
