Who best to fix a false chimney?

    So - new gaff has a brick build chimney that isn't functional, and doesn't sit atop a chimney breast or stack (I think those are the terms) - from what I can see, in the loft it sits on a plinth made of re-enforced concrete lintels. The house is 20 years old.

    The brickwork outside is starting to split, render dropping off (pictures below) etc. It looks like there is was nest in there too.

    I don't want it removed as the house would look weird without it - who is best to come and quote me to sort it - Builders, Roofers, Steeplejacks?

    Looking for an opinion on which trade would that work sit best with?

    Wow. That chimney looks shocking for 20 years old. Hope you can get it sorted. A builder is what you need I think.

    Ps. Thanks for reminding me why I hate new builds (post 1990)

    Roofers will normally sort chimney stacks mate.
    That is pretty poor for 20 years!

  8. Poor condition for 20 years old, looks like a swipe of Fred Dibnah's cap would bring that down. Have you got any deed covenants to say you have to repair or reinstate it?

    No - not obliged to refit it - was going to get quotes to see what options I have regarding removal, renovate or replace with Firbreglass.

    That side of the house does take a proper hiding - sun most of the day, all the wind and rain coming down the valley.

    I like the look of it, the house has a cottage thing going on, but the log burner is a real chimney, that's the only one I need.

    The house is a self build, I crap you not, by a previous director of the Federation of Master builders - there are a few questionable design and execution issues with the place.

    So roofer is what I am hearing in the first instance, rather than a builder?

  10. I see the cottage thing going on. I worked with an electrician that got into self builds in the 80's, he built two over a period of a few years, the first was sold at a profit to make way for the bigger second, but his self builds worked as a cooperative, circa 8 plots built by people with the respective skill sets - he was the electrician for them all and he got all the others to labour for him and he did labouring for the other trades until all the houses were complete. People were supposed to commit so many hours a week and so many weeks holidays to the build, not sure it quite worked out like that though and he turned his hand to other trades to get the mortgage stage payments drawn down........I reckon he might have done your chimney, check for his initials DR in the pointing.

  12. Agree indistinguishable from the real deal, we sell all the resin to make these so see them first hand, there on 99% of new builds to give the character.

    Masonry Solutions make them as well as a few others, can be made in different size and brick/stone finishes and only weigh around 15kg

  16. Man, that’s a right mess - unless it was designed to look ‘weathered’ in which case it’s a massive success. Any builder will suss it out for you. If it’s just for show, and looks like that, I’d take it down personally and send it back piece by piece to the guy who built it.

  17. The bird's nest looks better built than the chimney - it looks too high as well - think I would reduce its height a bit.

    Ohhh, I'm mates with Bourney, the MD of Masonry Solutions.

    I didn't think they did these, I thought they only did the window surrounds.
