to royally pee me off the seller of the place we're buying pulled out yesterday.... had to wait until this morning until we were 100% sure as there was conflicting evidence but sadly it's off, currently seeing if our buyer has a bit of leeway in the move date or we need to rent quick..... stressful or what?

That's ridiculous - how can someone pull out at such a late stage and not get penalised - law needs changing. My son is selling his and has been waiting since Xmas for the solicitors to get things done - his buyer wanted to move in January - lucky to get in March now!
they can pull out an hour before i guess........... it's life just gotta deal with it i guess, no point dwelling.

Once you've agreed a sale there should be a penalty for pulling out for no good reason. That should apply to seller and buyer alike. Sorry to hear what they've done to you Ricky.

That is crap. Sorry to hear that chuck. Only when contracts have been exchanged can you make money out of them if they pull out. 10% of the purchase price is what I got told. Good luck finding somewhere else. Let's hope your sellers can NEVER sell it and have to stay there until their coffin days. Yes house moving is stressful. I'm only just calming down.
what a buga , you never seem to ever hear of house sales going smoothly , well unless you already have paid the sols n agents up front , they will need to get their act together , make them wait rick , really feel for you mate ive had this happen to me too . It is a bludee joke init
Sorry to hear that mate, I feel your pain as it happened to us once The system for house buying in this country is utterly abysmal, it's all geared to estate agents and solicitors making money and stuff the people actually buying/selling!
To be fair to the government they did try and were blocked by the Royal Society of Surveyors and the estate agent lobby pushing the press in slating the idea. @rickyrooo1 sorry to hear that dude...
As far as I can remember I think you'll find it was HIPs that the government tried to introduce, not a wholesale change and certainly not a change to the law that would have made any difference in Rick's situation, as the vendor could have still pulled out. @philntfc I'm not sure how the estate agent makes any money out of a sale that doesn't happen?
You're right, it wasn't a wholesale change but the fact the seller would have had to pay for the HIP would have reduced the number of wasters playing at house selling.
