Building costs question.

  1. small extension to rear of house. No services required, approx 3m x 3m, cheap as poss so possibly flat roof. Existing doorway to access from house, external door and 4 ft by 3 ft window. Concrete floor. Brick and block construction. How much do you reckon. Its kind of like a big porch really?

    You need a couple of Polish lads and a good dollop of cash Chris. Soon be sorted so long as you project manage. Get accounts at B&Q and a local builders merchants and away you go. If you want calcs and quantities send me a pm with measurements.

  5. We're having a brick and block extension to our kitchen, slightly larger than yours, with a pitch roof. Everything, including the steels, less the windows, doors etc is coming to £15k and that includes the 'knock through'.
     
  6. £10k. Cash, mind. Don't worry about those cracks...it's just settling.
     
  7. DIY foundation with mini digger and ready mix, hire a brickie to do the walls and labour for him (hard work, they get through the bricks / blocks / mortar fast!), DIY flat roof, DIY insulated plaster board inside and plasterer to finish, DIY concrete floor. Buy your own materials and hunt for discounts.

  9. No knock through on this baby. Simple as you get. Access via existing back door so no steels to existing walls.
     
  10. Permitted development ?
    You'll need a building control sign off, probably on a notice.
    Can't imagine you'd need engineer calcs unless the ground is wierd.

  11. I can't really speak for contractors in Notts area but in Oxfordshire you can go by this general rule of thumb and my pricing is never far of the mark.

    Single storey extension = £1200 per sq m of footprint

  14. what is the room going to be?Just thinking no services ?

    I would farm out different jobs to different people ,base ,walls etc...

    has anyone else done it in your street?

    Recommended tradesmen are the best...:hattip:

  17. Can get it cheaper. Solid block walls insulated plaster Board instead of brick insulation block etc bricks are more expensive at mo

  19. It will have a light, possibly a couple of sockets and a wall mounted radiator but plumbing and electrics aren't an issue. I just want the shell. Will be a dining room/study/place for cat to live!

On the subject of flat roofs - we have just built a single storey flat roof extension - we fitted our own "rubber roof" - there are lots of comanpies out there who will do it for you, or you can buy the kit as we did. It comes with a 50 year gaurentee and is completely water-tight. The only issue you'll ever likely to encounter is if it gets punctured by something but it is about 4mm thick so in normal use this shouldn't ever be an issue.

    Cant give a price as me old man has done the building work for us, and we are relocating the kitchen into it so we have had to get the sparks and plumbers in, but the electrics were hellishly expensive.
